台灣出生率與死亡率曲線將於2020年死亡交叉,之後因為醫術進步、平均壽命增加,晚婚、生育 率減少,人口將由自然增加轉為自然減少。台灣預計在115年邁向超高齡社會,沈重的撫養比也會減 少買房的需求。
台灣房屋需求者大約在30-50歲,因此台灣平均每年出生人口數會大約影響往後30年的平均買賣房屋 數。因此在人口紅利逐漸減少的狀況下,會影響到未來買房數。
