You may be surprised to know that if you own an 
apartment in a block of flats you can take over the 
responsibility and decision making of your block. The 
process is called a Right to Manage (“RTM”) and is 
relatively simple to progress. The landlord’s consent is not 
required. There is no need for the leaseholders to prove 
mismanagement by the landlord. The right is available, 
whether the landlord’s management has been good, bad 
or indifferent. 
We do not charge for administering the process on behalf 
of the RTM Company on the basis that we are instructed 
to undertake the management of the development on 
behalf of the new RTM Company; terms and conditions 
apply. Please note that there are some disbursement costs 
which will be payable by the Residents in setting up the 
RTM company and we will advise on these costs before 
we undertake the procedure on your behalf.

Our comprehensive Service Level Agreement’s terms can 
be tailored to your property. Our flexible approach caters 
for occupiers and clients who have different requirements. 
Offering bespoke Service Level Agreements allows us to 
provide alternative levels of services with a varying costs 
scale. Our local office staff are always on call to help 
resolve any issues quickly and efficiently. We use Local 
Contractors registered on our preferred suppliers list.

We work closely with our clients to adapt and evolve our 
business practices to meet their changing needs.
Hotel Management 
We offer our clients a systematic approach to managing 
their business as if it was our own, identifying business 
improvement and implementing opportunities to maximise 
your return on investment. Our support extends to Full 
Business Management or an unbiased Independent Review 
of your business. 
We will focus and advise you on the market, finance and 
operations of a hotel to improve and exploit it`s true value, 
offering our analytical expertise and hands on management 
to ensure you maximise the profitability and potential of 
your property. We will work and challenge the hotel 
operator to implement strategies that improves profit.
Our services extend far beyond Property Management and 
we are able to utilise our wealth of experience to act in an 
advisory capacity or provide support on issues that 
require more in depth knowledge. 
We are able to call upon a number of in house service 
providers to undertake a number of services, including: 
Company Secretarial Service, Property Related Legal 
Services, Building Surveying Consultancy and a 
Comprehensive Advice Line for Occupiers and Clients on 
Landlord and Tenant issues. We can also provide a 
Facilities Management Review in terms of Health and 
Safety Compliance and Contractor Management.
