on Suburban market
• Total suburban sublease space on the market remained steady in the first
quarter with equal amounts of space being placed on the market as was
removed.
• One of the largest new spaces in the first quarter was at 1333 Burr Ridge
Parkway. The McGraw Hills Companies, a major book publisher, placed
sublease space on the second and third floors. The space totals 45,000
square feet and includes furniture. The asking rate for the space is $13.50
gross. The space is available immediately and has term through July 2018.
• While not new to the sublease market, new to JLL’s sublease data this
quarter is 55,000 square feet at 2455 Corporate West Drive in Lisle. The
building is being leased by Guggenheim Funds and has been on the
market for two years.
• Sublease rents remained steady in the first quarter; Class A increased this
quarter to $18.21 per square foot while Class B remained the same at
approximately $15 per square foot.

Chicago Suburban
According to a survey by the University of Michigan, consumer
confidence jumped in January to its highest level in a decade. In that
same month we also saw that average hourly wages rose $0.12 to
$24.75 for the sharpest increase since 2008, but are still below levels
sought by central banking experts. Still, these trends are coinciding as
the local employment market is accelerating towards full recovery.
Office-using sectors are taking a majority of those gains and where
historically, Professional & business services has driven most of that
growth, in recent months, sectors like information and government are
contributing to the gains made by office-using sectors. This is a
positive sign that as the employment market expands; it is continuing
to draw strength from a diverse set of industries.
Looking ahead, the resurgent job market and growing payrolls make it
more likely that the Federal Reserve will raise the short-term interest
rate in the coming months.

8755 W Higgins Road | O’Hare | Addition*
O’Hare Plaza has a new sublease space available this quarter: MasterCard is closing its 9,622-square-foot office on the 3rd floor at the Class A office park. The term
runs through January of 2016.
1700 W Higgins Road | O’Hare | Addition*
Surgery Partners, a leading operator of surgical facilities, closed its O’Hare office this quarter. The new sublease space is 7,590 square feet at 1700 Higgins Centre.
The term runs through July 2017 and is located on the second floor.
75 Tri State International | North | Removal
At Tri State International CDW signed a lease for 209,000 square feet. The company will be taking all the 25 & 75 buildings. There was one sublease for 16,8332
square feet in 75 that is now off the market. The space had term through February of 2019, CDW won’t be moving in until December of 2015, after they remodel
both buildings.
1603 Orrington Avenue | North | Removal
With the term ending this quaretr, 6,187 square feet came off the market from the second floor of 1603 Orrington and was being marketed by Cushman &
Wakefield. The space had been on the market since October of 2013.
2 Mid America Plaza Ι Eastern E/W | Addition*
Health Directions, a consulting firm that improves strategic performances of hospitals and physicians practices, has recently been acquired. As a result, the
company placed 4,229 square feet of space on the tenth floor at Mid America Plaza on the sublease market. The term runs through November of 2017.

Office employment update Metro Chicago Source: CoStar, Jones Lang LaSalle Research * This figure includes the total number of vacant and non-vacant sublease spaces that are currently available. 2.7MSquare feet of sublease space on Suburban market • Total suburban sublease space on the market remained steady in the first quarter with equal amounts of space being placed on the market as was removed. • One of the largest new spaces in the first quarter was at 1333 Burr Ridge Parkway. The McGraw Hills Companies, a major book publisher, placed sublease space on the second and third floors. The space totals 45,000 square feet and includes furniture. The asking rate for the space is $13.50 gross. The space is available immediately and has term through July 2018. • While not new to the sublease market, new to JLL’s sublease data this quarter is 55,000 square feet at 2455 Corporate West Drive in Lisle. The building is being leased by Guggenheim Funds and has been on the market for two years. • Sublease rents remained steady in the first quarter; Class A increased this quarter to $18.21 per square foot while Class B remained the same at approximately $15 per square foot. Sublease by submarket Chicago Suburban According to a survey by the University of Michigan, consumer confidence jumped in January to its highest level in a decade. In that same month we also saw that average hourly wages rose $0.12 to $24.75 for the sharpest increase since 2008, but are still below levels sought by central banking experts. Still, these trends are coinciding as the local employment market is accelerating towards full recovery. Office-using sectors are taking a majority of those gains and where historically, Professional & business services has driven most of that growth, in recent months, sectors like information and government are contributing to the gains made by office-using sectors. This is a positive sign that as the employment market expands; it is continuing to draw strength from a diverse set of industries. Looking ahead, the resurgent job market and growing payrolls make it more likely that the Federal Reserve will raise the short-term interest rate in the coming months. The term runs through January of 2016. 1700 W Higgins Road | O’Hare | Addition* Surgery Partners, a leading operator of surgical facilities, closed its O’Hare office this quarter. The new sublease space is 7,590 square feet at 1700 Higgins Centre. The term runs through July 2017 and is located on the second floor. 75 Tri State International | North | Removal At Tri State International CDW signed a lease for 209,000 square feet. The company will be taking all the 25 & 75 buildings. There was one sublease for 16,8332 square feet in 75 that is now off the market. The space had term through February of 2019, CDW won’t be moving in until December of 2015, after they remodel both buildings. 1603 Orrington Avenue | North | Removal With the term ending this quaretr, 6,187 square feet came off the market from the second floor of 1603 Orrington and was being marketed by Cushman & Wakefield. The space had been on the market since October of 2013. 2 Mid America Plaza Ι Eastern E/W | Addition* Health Directions, a consulting firm that improves strategic performances of hospitals and physicians practices, has recently been acquired. As a result, the company placed 4,229 square feet of space on the tenth floor at Mid America Plaza on the sublease market. The term runs through November of 2017.
