3. INTRODUCTION
The town of Unnao is the headquarters of Unnao District in Uttar
Pradesh, between Kanpur and Lucknow. It is approximately 18 km from
Kanpur & 60 km from Lucknow . The nearest airport is at Amausi about
50 km from Unnao. Unnao district is a part of Central Ganges Plain of the
state covering an area of 4558 km2. The district is bounded by river Ganges
in the west and the river Sai in the east. The entire district falling in Sai Sub-
basin of the Ganges basin represents flat topography.
Nawabganj is the settlement near Unnao city which comes under the
Unnao district.
Nawabganj bird Sanctuary is the main attraction of the neighbouring
settlements & also Unnao city.
To Increase the value of this area & making this place a weakend spending
place for lucknow & Unnao I will design the resorts & amusement near the
bird sanctuary.
PURPOSE OF CHOSING THE PROJECT
Nawabganj birdsanctuary is located at the distance of 20km from Unnao city
& 36 km from Lucknow City. This area is very important because this
sanctuary lies on national highway. So the visitors come to visit the place
but have to go back far off to their homes. So I found it important to
revitalise the area and provide them a place with full weakend spot, where
they could come from lucknow, Kanpur & Unnao or neighbouring towns and
spend a quality time with their families and friends. I decided to also
provide them with the holiday resorts & amusement park for the full
enjoyment to them. Also as the Lucknow city is expanding its boundries
because of developing nature of the city, therefore the site taken into
consideration will act as a place away from the busy daily life of the city &
will be a good recreational spot.
I chose the site at the precincts of the nawabganjbird sanctuary because the
sanctuary itself attracts the visitors & making a place like my project will
enhance the tourism at this place.
So I am going to design a place for weakend spot with resorts and
amusement park focussing on the birdsanctuary area.
4. Site is located in Nawabganj, Unnao.
The site is having 18m wide road on the frontside & no other road
on the other sides of the site.

5. SCOPE OF THE STUDY
• To design the space which will serve as the main attraction for the
neighbouring areas as well as lucknow.
• To provide the people a weakend spending place.
• To study the connectivity of the proposed site to the Lucknow, Kanpur &
Unnao and the site context.
• To design the space so that bird sanctuary area should gain the
importance & value to the area.
• To form a common interest area for lucknow & unnao since when the
lucknow will more expand its boundaries , the sanctuary will serve it the
best possible way.
• To search the latest technologies for the project.
NAME OF THE POSSIBLE CLIENT FOR THE PROJECT
I Hope my project could be proposed to the Authority of Unnao District
that is Shuklaganj Development Authority. Since the National Highway on
which my site is located is having many farmhouses & also some waterparks
are also being developed, therefore my project will surely be developed by
the government.
JUSTIFICATION OF THE SITE
I chose the site on the opposite side
of the national highway of the
nawabganj bird sanctuary. I found the
site to be most appropriate for the
development of the such kind of
project. Since the Nawabganj bird
sanctuary is itself an important place

6. for tourist attraction, therefore the revitalising the area near the sanctuary
by designing resorts and amusement park will enhance the tourism in the
area and also bird lovers will find the my site to be the perfect place for the
weakends and holidays to spend their quality time at the resort.
OCCUPANCY
Occupancy expected for the project to be undertaken will be much high
because my site lies on the National Highway. The Visitors is expected from
the Lucknow, Kanpur, Unnao & neighbouring towns. People from the
neighbouring big cities will find this place as a recreational spot for taking a
break from the busy life of the cities. Also, the occupancy will be increased
because of the neighbouring Nawabganj Bird Sanctuary. Since the bird
lovers will also come to enjoy the spot.

Nawabganj Birdsanctuary on the opposite side of the National Highway on
which my proposed site is located is taken into consideration and focus of
the project.
CASE STUDIES TO BE UNDERTAKEN
Expected Casestudies to be undertaken are mentioned below:
• Aapno Ghar, Gurgaon, Haryana
• Kanak Garden Resort & Waterpark, Karnal Road, Sonipat, Haryana
• Wet n Wild Resort and Amusement Park, Jaipur Highway, Gurgaon,
Haryana
These all above mentioned case studies are to be done because they have
the same requirements as of my project, also they are attracted to many
visitors from Delhi and NCR.
So I would like to study their way of designing the spaces, & merging the
resorts with the amusement park.
8. METHODOLOGY
Live and literature case study of areas discussed above
Data collection and documentation of information related to the project

designed.

Based on the inferences made from the above mentioned process:
Evolving the concept, and further enhancing the design, which can be
converted it into reality and feasible design for the area of Unnao district.
