Paul Gozzo has moved his home base to Austin, Texas
1. Lured by the “weirdness” of the city and his desire to live among live hipsters, Paul Gozzo has moved his
home base to Austin, Texas.
Thankfully there are strategic reasons for Paul to be on the ground in Texas, so he will remain on as the
Director of Business Development for Residential Capital Management (RCM), based out of Atlanta,
Georgia.
RCM, formally known as WRI Capital Group, is the leading vertically integrated single source solution for
institutional real estate needs in the single family home asset class. http://www.resicap.com/
Paul Gozzo splits his time between the office and the road where he meets with institutional investors,
home developers, and property managers. Whereas previously most institutional investors in this asset
class were focused on purchasing, renovating and stabilizing single family homes, lately Paul has seen an
increase in the demand for the build-to-rent model. “Funds are looking for a blend of new units to add
to their aged portfolios and it makes sense when the process can be controlled from the start. With the
right builder, milestones can be set and expectations met. Therefore, it is also a way to plan ahead for
the deployment of capital in a standardized fashion”. https://www.linkedin.com/in/paulgozzo
Residential Capital Management provides a suite of services for institutional level clients investing in the
single-family asset class. As a company, RCM has acquired over 6,500 homes since its inception in April
of 2010 with over 5,000 of those doors being sourced, renovated, leased and managed for Private Equity
clients; 1,100 properties were internally funded, renovated, and sold to third parties.
The acquisition team at RCM compiles information to determine rents, sets values, reviews titles, walks
units, creates videos, and estimates renovations on over 8,000 properties a month; setting yield
expectations and underwriting metrics in multiple markets. The acquisition group at RCM consists of 32
full time employees using foreclosure auctions, bank relationships, direct marketing, non- performing
loans, MLS listings and wholesalers to acquire single family home properties.
The construction team at RCM manages rehab work at a pace of 250 units per month with the average
construction time being less than 30 days. Renovations range from minor cosmetic jobs to complete
overhauls of million dollar homes. The construction group at RCM operates under the name, Ameritrust
Residential Services and consists of 42 full time employees and over 800 subcontractors.

The property management team at RCM leased 320 units a month in 2013 with rents ranging from $750
to over $4,000 per month with the average days on market (DOM) for rent ready homes being 34 days.
The property management team also managed over 250 trustee occupied purchases per month through
the eviction or lease negotiation process. In addition to traditional maintenance services on their
managed portfolio the company also provides property preservation services for as set managers and
both foreign and domestic investment groups. http://www.wripropertymanagement.com/
Central to all operations at RCM is the company’s proprietary software that was developed specifically
to fulfill the needs of institutional investors in the single family home asset class. Recognizing both the
2. need and gap in current out of the box applications, RCM has developed a full acquisition to disposition
application to provide both high level overview and granular work-flow process for this business model.
The software allows for seamless work-flow and adaptation for both field workers and internal staff to
reduce cost and increase efficiencies. Third party integration via API modules allows for cross platform
support, growth and flexibility. The software gives a full detail and custom report writing for
comprehensive and management overview from a redundant server, with database back up and SSL
encryption.
Paul Gozzo is thoroughly enjoys introducing Residential Capital Management to institutional investors
from all over the world. “We have an incredibly smart group that runs a transparent and efficient system
for all aspects of single family home investing and portfolio expansion.”
When not working, Paul enjoys exploring all the great music, food, vulture, and general “weirdness”that
city living in Austin has to offer. For up to date information on Paul Gozzo, follow him on Twitter,
