As part of the closing of the two day conference, a climate cafeteria workshop was organized. Pekka Huovila from PTT Finland and Christoph Maria Ravesloot from Rotterdam University of Applied Science explained several perspectives on innovation and magement of sustainable procurement. The results will be used as validation in a scientific paper.

Sustainable Building = optimizing conditions
The total set of conditions in which mankind, animals, plants and
mineral life can develop optimally is called the environment
If conditions are not optimally we have an environmental problem,
which can be seen by loss of biodiversity
Biodiversity is the risk management system of natural environments.
Engineers can design and build new environments
These new environments should not damage potential for optimal
development now or in the future
This is called sustainable development.
Sustainable construction therefore is the optimizing of conditions for
mankind, animals, plants and mineral life optimally.

Round one
Brainstorm Discussion
• how can criteria be used for selection
and for assessment?
• how is lack of accuracy of influence to
the design and construction process?
• how do different contracting type
relate to the procurement on
sustainable criteria?
• how can innovations be included in
the procurement and contracting?
• what role is there for trust between
partners during the procurement?
• how can people change their
behavior?
• how to select the best applicable
project delivery system in individual
projects?
• do we have proper tools and
contractual models for new
procurement modes?
• how to manage risks?
• how to ensure continuous
improvement?
What do you need to make sustainable procurement happen?
What do you know from experience?

Round two
Conditions and Constrains
Which idea can you already put into practice without
further delay?
• criteria can be used for selection
and for assessment
• accuracy can be tuned to the
corresponding phase of the design
and construction process
• loss of accuracy can be
compensated by changing
contracting type
• excluding bids is easier than
selecting bids
• innovations do not fit selecting
criteria easily
• select on human factors as well
• the target can be set in quantified
terms
• the objectives can be met applying
different procurement modes
• requirements can be set to end
users as well
• look at organizing the work in
addition to designing the spaces
• be innovative, be ambitious, think
of future generations
• take care of the local environment

19. How to Procure Sustainable Buildings?
• 2007 – UN objective: climate neutral building
• 11.08 – lowered target: energy neutral building
• 2.09 – estimate of energy consumption: 147 kWh/m2/a
• 27.2.2009 – new calculation: 120 kWh/m2/a
• 3.4.2009 – VTT’s assessment: 38... 75 kWh/m2/a
• VTT’s recommendation – objective 70 kWh/m2/a that can be halved
• 6.4.2009 – new UNEP objective: < 30 kWh/m2/a (75... 80% saving)
• 2.11 – estimate of energy consumption: 42,5 kWh/m2/a > energy+

Round three
Project Management Potential for Improvements
Faster development of market for
sustainable procurement by:
• putting innovative bids forward
• support life cycle costing and
corresponding contracts
• explore local markets for local
opportunities
• do not perfect environmental
assessment furthermore
• improve transparency on human
factors during the process
• make experiments and pilots as
much as possible
• Truth or Dare!
Spread sustainable procurement wider
by:
• frontrunning clients leading by
example
• re-define your procurement strategy
• quantify sustainability objectives and
monitor the performance
• empower the end users, make the
impacts of their choices visible
• raise awareness, educate the clients
• integrate the assessment in building
information models
• Look at the life cycle and added
value!
Look for the brilliant ideas, dismiss the misfit
