2. 1.3 MACRO ANALYSIS
Proposed site is known as Site C that highlighted in the diagram below. As shown, it located in the busy and urban city which is Kuala
Lumpur that surrounded with business and commercial high rise building. The site is parking lot that used by the people that work majority
in the urban city of Kuala Lumpur especially DBKL administrative as it located next to it. Most of the people surrounding would be office
workers that come to work daily which cause an urban crowd in the area. So, our user target will be the main office staff, second for
local workers coming to tourists. Tourists would come to the area due to the landmarks listed but less to the site area as it mainly as a
government administrative area. Node around basically crowded from the public transportation that nearby the site.
1.0 PROJECT DESIGN ANALYSIS
1.1 CLIENT & STAKEHOLDER
Ministry of Tourism & Culture Malaysia
Previously, Spa Therapist Training program was introduced by them to reduce
Malaysians dependency on foreign therapists. So, a recreational centre in Kuala
Lumpur would also help in part of program by creating more career opportunities to
local community in order to help in solving the urban stress as to promote the
importance of regulating healthy lifestyle for Malaysian.
Malaysian Psychotherapy Association or MPA
It is an organization for all the psychotherapists to promote and encourages the field
of psychotherapists and also encourages the professionals to research about the
sector. From this organization, it could help to allow people to understand the
importance of therapy especially for urban city by getting support from the
organisation professionals. So, the support from this organisation is significant to
make the recreational centre in Kuala Lumpur to be success and decreasing the
urban issue which commonly found in crowded city.
1.2 OBJECTIVE & GOAL
To promote the importance of healing by recreational center to people
To encourage people to be aware about urban stress that could cause
danger to health
To propel competitive and sustainable tourism and culture sectors towards
the socio-economic development of the country.

3. 1.4 SWOT ANALYSIS

SOCIOLOGICAL
Entertainment is considered lacking in the site as it is a parking lot
which people would pass by when there is specific purpose but not
stay longer at the site. Even, during the night, it becomes a dormant
space for homeless people to stay.
1.5 PESTLE ANALYSIS
POLITICAL
Since the site is located at the administrative area, there is no pre-development
project to be unlikely taken around to avoid interruption to this area. Comparing to
the commercial and old shop houses zone in the opposite of site, this area is lack
of attractions and supportive activities to bring more visitors around. But, there is
project regarding to the river that besides to site which known as River of Life
which might tend to bring the development of interlink few areas.
ECONOMICAL
Low rate of economy compared to the commercial and multipurpose zone as it
located in the political administrative area which have less attractions for the
visitors to the site but treat as parking lot for the community.
LEGAL
Site in Jalan Raja Laut has a total area of 3936 square meter. According to the
authority requirements, the setback for the building purpose in the site is 6m from
boundary to the front of vehicular road in Jalan Raja Laut and 3m on each side of
adjacent boundary. The building must be in around 1800-2000 square meter built
in minimum of 3 levels with covered circulation included.
ENVIRONMENTAL
Noise issue should be taken concern as it located to the heavy traffic vehicular
road and public transportation that produce a high level of noise which tend to
have specific design strategies for the building. A proper softscaping could be
designed to solve the issue as it can be noise barrier for the site that may turn into
opportunity to incorporate passive design into the project. Lack of public green
space at the site as it majority developed into high rise buildings.
4. 2.3 SPACES FOR PROGRAMME
MEDITATION ROOM
Meditation is considered the way of empty your mind and body by staying in a
quiet space
YOGA STUDIO
A space for visitor to calm the body and mind through pilates and yoga
TEAHOUSE LIBRARY
This space is for everyone to read books while drinking tea that calm the mind
without thinking anything in a quiet environment.
TEA WORKSHOP CLASSROOM
The idea transferring the art drinking tea into a workshop that teach people the
knowledge and history tea as tea is considered a healthy beverage in Asia
ZEN GALLERY
Integrating with art that emphasize the zen feeling allow people to stay calm
and comfortable by observing the art painting.
2.0 PROGRAMME VIABILITY
2.1 SITE CONTEXT AND ISSUE
Since the site is located in the urban city, it found the common issue
for an urban city which is urban stress as people surrounding only
busy with working without relaxing their body and mind. Stress would
affect peoples’ health no matter from mentally or physically so this
issue should be take more concern to reduce it.

2.2 PROPOSED PROGRAMME- RECREATIONAL CENTER (ORIENTAL HEALING HUB)
This programme is proposed based on the concept of Green that integrating of internal & external greenery element to the building in order to
solve the issue of urban stress which to help the user to stay relax without thinking anything during their activities in the building through the art of Zen
as nowadays people only concern on earning money and working that would cause risk to health seriously if continuous like that. So, a recreational
center based on oriental style is suitable for them in the crowded and busy city area.

COST
The construction budget for this project in order to
achieve success criteria is around RM6.9 million while
decreasing amount of money distributed for repair work,
labour rates within 40%. The proposed programme is
supported by MPA and Ministry of Tourism & Culture
Malaysia to promote the awareness of healthy lifestyle
in order to sustain humanities while creating a new
tourism spot.
TIME
This project is estimated to be complete around 23
months and the date of completion will be on 5 March
2019. Certificate of Completion and Compliance (CCC)
will be issued and received not later than March 2019.
SCOPE
Majority of the success criteria for this project is to accomplish the requirement of
recreational centre through the quality control of workmanship during construction & using
of material resources that energy efficiency and environmental friendly which to aim of
producing an architecture with the key concept of Green to create a calm environment to
users.
