The Royal Institute of British Architects champions better
buildings, communities and the environment through
                        architecture and its members

The RIBA works with government to improve the design quality of
public buildings, new homes and new communities

The RIBA does not receive any government funding but relies its
members, sponsors and its charitable trading operations to make
                            its work possible

                                                          44A Waverley Road

How to Choose an Architect?
Top questions you should ask are:

 • Are you registered with ARB, RIBA or CIAT and do you have
   Professional Indemnity Insurance (PII)?

 • May I speak to some of your previous clients?

 • What do you specialise in?

 • Are you able to produce building regulation and construction
information and oversee my project on site?
                                                   44A Waverley Road

Editor's Notes

  1. Hello my name is Jonathan Braddick and I am a RIBA Chartered Architect & the Chairman of the Plymouth Branch of the Royal Institute of British Architects.I am going to spend the next 10 minutes trying to briefly answer the following questions:
  2. What is anArchitect What or who are the Royal Institute of British Architects, often referred to as (RIBA or Riba) What are the benefits of using a RIBA Chartered Architect How the RIBA can helpand How to Choose an Architect... After my brief presentation and throughout this morning I will then be available along with OpinderLiddar and Jim Tait, two other chartered Architects, for you to book a time slot to come and ask us for some free advice about your self build project or about using an Architect.
  3. So what is an Architect? To call oneself an ‘architectural designer’ doesn’t require any formal qualifications or experience – any one can do it!However, the title ‘Architect’ is protected by law under the Architects Act 1997.It can only be used by people registered with the Architects Registration board (ARB), having gained the relevant qualifications and demonstrated the correct level of experience and competency.
  4. So what is the RIBA?‘Chartered’ Architects are also members of the Royal Institute of British Architects (RIBA). The RIBA is a registered charity & was founded in 1834. Its purpose, very grandly, described at the time as being for:-‘…the general advancement of Civil Architecture, and for promoting and facilitating the acquirement of the knowledge of the various arts and sciences connected therewith…’.
  5. Now The Royal Institute of British Architects states its purpose as:Championing better buildings, communities and the environment through architecture and its members. The RIBA works with the government to improve the design quality of public buildings, new homes and new communities. The RIBA is a registered charity and does not receive any government funding but relies its members, sponsors and its charitable trading operations to make its work possible. This freedom from the public purse means that the RIBA is truly independent and free from any political pressures and or lobbying groups.
  6. So what are the benefits of using a RIBA Chartered Architect? ...RIBA Architects are not just conceptual designers; they must also have a high level of technical and legislative knowledge. Their breath of expertise gives RIBA Architects an overview of the entire process, from design to completion on site. This in turn means they are able to give advice early on that can save you time and money further down the line and also help to avoid costly mistakes.
  7. RIBA Architects are:experts in feasibility, design, planning, building regulations, on site supervision and construction.Architects are also however great designers and can help you achieve your aspirations and vision and this wow factor can add significant value to the end product Architects bring Creativity To Your Project whilst keeping it on track. They do this through:- good efficient design, with a thorough understanding of different construction techniques as well as a wide knowledge and extensive product library of finishes and fittings they can save You Money &Add Value.RIBA Chartered Architects are required to adhere to a strict Code of Professional Conductkeep their expertise up to date through a rigorous programme of nationally set Continued Professional Development (CPD) required to hold full Professional Indemnity Insurance
  8. Employing the right team of professionals for your project can be the key to a successful outcome. Working with the right team of professionals can help you complete your project, on time and within budget, avoiding a myriad of unforeseen pitfalls, unexpected delays and most importantly unexpected costs!Depending on specifics of your project, other than an Architect, there are a raft of other consultants that you may need to appoint at some stage. These could include:-Structural Engineer, Landscape Architect, Ecologist, Arboriculturalist, On Construction Domestic Energy AssessorCode for Sustainable Homes AssessorPassivehaus AssessorGround Investigation SurveyEtcThis might seem like a long list but don’t panic! Architects are traditionally used within the construction industry to act as lead consultant and are ideally placed to coordinate and manage all of the other consultants on your behalf. If you appoint an Architect as your lead consultant he will be able to advise you as to which consultants may be required . He will be able to negotiate fee quotes and organise them on your behalf. An Architect can help ensure that you get the services that you need and that you don’t pay over the odds.
  9. How the RIBA can help...The RIBA can help you find the right Architect for your project. The RIBA website is a really useful tool and from here you can view :online directory of chartered practicesGet the contact details and speak with the client services team who can give you over the phone advice. The directory or team will be able to give you a description of an Architects specific skills, specialism and past experienceThe RIBA can give advice on using an Architect, fees, appointment etcThe RIBA with ensure its members adhere to their code of conduct which can be found online
  10. It is not always necessary to use an Architect to prepare a simple set of planning drawings and there are a lot of good architectural technicians who will give you value for money. Just make sure they are registered with the Chartered Institute of Architectural Technicians (CIAT) to ensure you are getting the professional service you expect.
  11. To help make the right decision about which professional to choose to design your building project – the top questions you should ask are:Are you registered with ARB, RIBA or CIAT and do you have Professional Indemnity Insurance (PII)? All RIBA and CIAT registered professionals must have this is place. It means that you have peace of mind if something does go wrong. Most architectural designers don’t hold this insurance which means you may have to foot the bill for any mistakes they make.May I speak to some of your previous clients? Good Architects will have a list of happy clients that they will be only too pleased to pass you their details so that you can have a chat about their experience. What do you specialise in? Firms that mostly design schools or office buildings may not be the right practice for your new house or extension, or your project may get passed to an office junior. The best practices for residential projects are practices with a track record of this type of project; these are often smaller practices or sole practitioners. Are you able to produce building regulation and construction information and oversee my project on site? All RIBA Chartered Architects will be able to do this. A lot of architectural designers/plan drawers cannot produce construction information or oversee the construction process. Think very carefully before entrusting your financial investment to someone who might design something for you that might not be constructionally possible, practical or cost effective?
  12. Apart from the above and most importantly ...... make sure you choose an Architect that you like and get on with, as creating your new home is a very personal journey.Thank you very much for listeningOpinderLiddar, Jim Tait and myself will be available throughout the morning for you to book a time slot with to ask advice and questions on your project.Thank you
