Idyllic Setting for Sustainable Master Plan
Unlimited Development Potential in Dominican Republic

1. Unlimited Development Potential: Because of its shape and enormous size you can
build a resort, golf course, marina, theme park, time-share, mixed-use development,
medical tourism facilities, and more. Develop Phase 1 and keep the rest as
investment.
2. Offered far below 2014 Bank Appraisal: Asking Price is only $22 Million– this far
below the 2014 appraisal value of U.S. $30.2 Million. Prices are going up!
3. Lower Cost per Beach Frontage : 4.4 miles (7.1 km) of unspoiled beaches. Largest
ratio (15:1) of beachfront to property size. Beachfront per meter costs about $3,000.
Beaches on other properties are $40,000 to $88,000+ per meter.
4. Building Costs are 40% Lower: The country’s cement production capacity led to the as
much as 40% lower prices compared with other countries in the Latin
American region, and new technology promises Lower cost, shorter construction
time and higher quality (link).
5. New Tax Incentives to establish 50,000 more hotel rooms: 50K rooms needed to
reach the goal to support 10M tourist (link). This Area is for the first time included in
the new tourism tax incentive law and is projected to experience exploding tourism
growth (link). Tourist Flow in the DR has grown by 30% from 2011 to 2015 as a result:
The Amendment to law 158-01 spurs the expansion of tourist resorts, by restoring
the 3% tax break on real estate transactions and extends the tax exemption period
from 10 to 15 years

*The gross density allowed is 40 rooms per hectar (1 hectar = 2.47105 acres) of developable area, defined to be the gross land area, reduced by the
setbacks and protected areas such as mangroves. The exact developable area is to be officially determined by an independent environmental survey.
For purposes of presenting a very conservative number, we will assume that 25% of the 355 acres is developable, yielding a developable area of 36
hectares ( 355x25%/2.47105), and a total of 1,440 rooms allowed. This calculation is based on the water front easements and potential wetlands.

The Dominican Republic weather is warm and pleasant, no matter the time of the year. The climate in the
Dominican Republic is tropical, so the island enjoys temperatures around 28-33 degrees C, (86-90 degrees F) all
year round. High humidity levels also characterize this area, but the ever present breeze reduces temperatures
and humidity, so the weather in the Dominican Republic is never unbearable. The sun shines for about 12 hours
every day, and only in the rainy season there are some chances of seeing it disappear in the clouds during the day.

On August 16th
2016 President Danilo Medina started his second four-year Administration.
The constitution was changed to allow him to run again and his main focus is TOURISM! (link)
Dominican Republic President Eyes “One Tourist Per Inhabitant”: The Dominican Republic has
a population of around 9.45 million, which would essentially fall in line with the country’s
stated goal of attracting 10 million annual visitors to the country by 2023. (link)
Dominican Republic needs 50,000 more hotel rooms: The presidents goal for Dominican
Republic to receive 10 million tourists per year within a decade demands the construction of at
least 50,000 additional hotel rooms (link). Tourism investment increased by 123% (2014-15)!
)New Atlantic coast road links 2 major bays, boosts tourism: The proposed Luperón-
Montecristi coastal road would create a corridor to the new tourism destination which the
tourism minister calls “The Riviera of the Atlantic.". (link)
Bill boosts tax breaks for Dominican Republic tourist resorts: Deputies approved an
amendment to law 158-01 to spur the expansion of tourist resorts, by restoring the 3% tax
break on real estate transactions - also extends the tax exemption period from 10 to 15 years (
link)
President Medina has 94.2 approval rate: “Never before in Dominican political history had
there been a phenomenon like Medina”. People are fighting for president Danilo Medina to
change the constitution so he can run for another term and keep building up the country. (link)
Tourism’s Forecast growth is “the sector’s best time”: Tourism minister Francisco Javier Garcia
on Friday said a 10% growth in visitors is expected this year, surpassing last year, as the sector
“enjoys its best time.”. (link)
President Medina’s message to Carnival Cruise Lines: "We are here to let you know that any
inconvenience you come across will be immediately resolved and you won’t regret it, because
it is not Dominican Republic has it all, it’s Puerto Plata has it all!" (link)
