Faidin Project Year: 2015 Situated in the upper middle class suburban of Taman Tun Dr. Ismail that was developed in the 70’s, 23 Terrace is a new double-storey terrace house reconfigured in place of its single-storey predecessor. During day, the façade is a typical contemporary terrace house with large openings, glass balustrade and minimalist security door grille and gate. At dusk, the house transforms into a lantern, casting surrealistic shadows on the cement rendered porch. It is a simple design exercise of form follow function where the need of the occupants takes precedence. On the ground floor, the living, dining and kitchen converge in an open concept layout and a suspended split staircase made of steel occupies a minimal part of the living space. The living area has a feature wall of exposed brick wall which is one of the few remnants from the old house. The concrete ceiling is left unplastered to reduce VOC emission. This arrangement allows guests to access the open space without compromising the privacy of the master bedroom. The existing old house on the site was built in the early 1960’s and had become dilapidated and run-down over the years. A new green tropical house was planned for the site and conceptualized along the lines of a tree. The large tree canopy would cover and shelter the living spaces underneath it. The S11 House was designed to achieve the highest level Platinum rating of Malaysia’s Green Building Index (GBI). The majority of the house has bare natural finishes – raw off-form concrete walls and ceilings, cement plastered walls without paint and natural fair-faced common red clay brickwork. Stonework for bathrooms, driveway and Ground Floor living areas all come from project rejects. Old crushed concrete roof tiles for gravel fill, old clay bricks were cleaned and re-used for feature walls, roofing timbers were used for formwork strutting and propping, old steel were all sold off to steel yards, crushed concrete and cement aprons were re-used for backfilling aggregate. The double volume Family room is located on the first floor and the 7m high full sliding glass walls facilitate maximum cross ventilation whilst also opening up the entire internal living space unto the outdoor deck. Lighting for the house are predominantly energy saving T5 tubes, LEDs and compact fluorescents. The house has full home office capability with Cat5 fibre-optics and broadband connections./ The swimming pool and koi pond are located at the two extreme north-south ends and provide evaporative cooling for the house. Blackwater is treated in the onsite sewerage treatment plant and the recycled water is used for garden irrigation. A composting yard treats all the household organic and garden wastes and provides high grade compost fertilizer for the vegetable and fruit gardens. E Co.EFFECTOR CORPORATION ARC 3612 [Project Management] Housing Renovation Project, SS19 3.0 DESIGN DEVELOPMENT 3.5 LANDSCAPE ARCHITECTURE In accordance to the architectural concept of “light” and the interior architectural concept of “industry” for the refurbishment of the terrace house, the landscape is designed to complement these ideas. More importantly, ease of maintenance takes priority as it fullfils the Client’s criteria. A budget of only RM2,000 is allocated for the landscape component, thus cost savings become a very critical factor in the design process. Initial Ideas Vertical Garden with Gro-Wall® system: Initially, a vertical screening garden was proposed to filter light and air into the house. This could be acheived with the Gro-Wall system that was studied. Grasscrete and carpet grass were materials suggested for outdoor flooring because they are able to cool surrounding air and act as natural filters taking up dust, pollutants, and particulate matter from the air. A bamboo pergola shaded by creeping plants was also proposed in order to encourage outdoor lounging and dining. Nonetheless, the early design proposal entails much softscape which points to a relatively high maintenance factor. Moreover, water supply without a built rain-water harvesting system is costly. Gro-Wall® modules are easily fixed to structural walls such as brick, concrete, wood, sheet metal and drywall in a short period of time. Gro-Wall® features Individual Plant Irrigation which enables customised watering systems to suit various environmental conditions and plant species. A benefit of employing hardscape is the relatively low maintenance required. For the car porch, concrete imprinted flooring in the Flagstone Pattern is proposed with precisely that idea in mind. On the other hand, the textured surface is able to provide friction for user safety when wet. It is also aesthetically pleasing as it mimics the beauty of stone paving without the heavy price. Other hardscape elements proposed include a planter box and a planter bench made of recycled pallets which eliminates the need for new material purchase. Moreover, the recycled pallet used as landscape material is fitting to the interior theme of “industry”. For the roof gardens on the second floor, pebble wash flooring is proposed as it is relatively cheap compared to the composite timber flooring desired by the project architect. It also complements the architectural concept of “light” as it exudes a sense of openness and brightness in its natural hue. Ergonomically, it is a pleasing outdoor floor material to be walked on as it provides a safe friction surface and unique tactile experience. It is also easy to be cleaned and is very durable. Gravel is employed in the French Drain system upon which the planter boxes sit in order for excess water to be drained. Although it requires some attention and care from the owner, the reward of a well-maintained softscape is worth the effort as vegetation serve a double function in that they are aesthetically pleasing and promote a healthy environment. Green Facade system: Another softscape proposal involve the planting of bamboos along the exterior fence that separate the car porch from the alleyway. With reference to the image above, a green wall can also be created with bamboo planted along a row. Bamboo is a relatively fast-growing plant and could provide a security wall for the car porch that inhibits people from climbing over the fence. Taylor’s International School, Puchong, Selangor, Malaysia [Source: Greenonwall.com] The initial idea of a vertical garden is sustained with a Green Facade system that is ecologically sensible and aesthetically appealing. It is employed using easy-to-assemble components made of high grade stainless steel tension cables mounted vertically between stainless steel spacers from Jakob® Rope System. The cables train climbing plants to form a green facade, as shown in the image above. The creeper plants would be planted in the Planter Bench on the second floor of the house in order for them to grow downwards towards the main entrance into the house. The hanging plants would have to be trimmed from time to time as they slowly form a curtain for the entrance door. The plants mainly serve to screen light, noise and air through the Master Room window. INFO 5.2 Project Manager 5.2.1 - Introducing Gantt chart and SWOT analysis of the site. INFO 5.3 Architect Design Proposals 5.3.1 - Ground Floor Plan, First Floor Plan, Second Floor Plan - Elevation and perspective views of the building after renovation. - Propose reuse of bricks from demolition for walls and railing. - Glass opening on the side wall introducing light into dining area and staircase by using full height glass panel. Client suggestion : - The ledges on top of openings provide convenient for burglars to climb into the building through the roof garden/ balcony. - Maintenance of ledges on top of openings. - Continuity of the usage of brick in design should be more. - Balcony handrail have no capping, easy to climb and not rigid. INFO AR, M&E 5.4 Interior Design Proposal 5.4.1 - Showing 3d perspective views showing the interior. - Proposing Industrial Rustic theme. Client Suggestion : - Identify the material of the spiral staircase. - Justification of the reason using the theme of Industrial Rustic. - View of perspective should be show in better angle and details. - Less cabinet than installation storing space on structures. - Use of light at ledge level, trim with contrast colour. - Scale and proportion of the furniture. INFO ID, AR, PM 5.5 Landscape architect MINUTES OF CLIENT CONSULTANT MEETING NO.5 5.5.1 - Proposing hardscape material use for car porch, crushed brick flooring. - Proposing material and landscape for studio room’s balcony. - Propose different patterns of creepers plants at the façade of the building and examples. AR, LS 5.6 Mechanical and Electrical Engineer 5.6.1 - Proposing the location of water tank, discussion about the material of water tank and the way of maintaining it. - Propose water system and electrical system in diagram form. - Proposing exposed copper piping. Client Suggestion: - Water tank to be on top of staircase. - Consider about the water proofing. C&S, M&E 5.7 Civil and Structural Engineer 5.7.1 - Proposed installation of walls and floors. - Light weight partition walls introduced to decrease the load. - Proposing bond deck flooring for 2 nd floor. LS Civil & Structural Engineer Propose refined structural systems for renovation and extension of new level for house. C&S MINUTES OF CLIENT CONSULTANT MEETING NO.5 Mechanical & Electrical Engineer Propose piping layout for toilet and landscape and new water tank position for second floor extension. M&E Quantity Surveyor Calculate and tabulate the renovation & extension budgets based on market study and analysis. In addition, re-adjust and re-plan total construction cost to client’s budget. QS 1.9.1 NEXT MEETING – THE 6th CLIENT CONSULTANT MEETING INFO 1.9.2 The next meeting shall be on Monday (12nd October 2015), at 9.00am, at Taylor’s University ( Room E5.08) Parties are to take note as no further notice shall be issued unless there is any change.
